Find Property Registration Details

  1. Visit the Official Website of IGR Maharashtra.
  2. Scroll down to the Online Services Section.
  3. Click on e-Search > Free Process.
  4. You will be taken to a new webpage. Here, enter all the required details such as the location where the property is located, the property registration year, district, village, property number or survey number, etc.
  5. Once you have entered all the required details, click on the Search button.
  6. The Property Registration Details will be displayed on the screen.

Find Property Valuation

Before the citizens can assess the stamp duty amount required for registration, they need to find the property valuation or true market value of the property. This property valuation can be found either through the sub-registrar office(which is a tedious process) or through the IGRS Maharasthra Portal. The Department of Registration and Stamps Office, Maharashtra prepares an Annual Statement of Rates (ASR) every year through which you can find the true value of your property.

Here is how you can find property valuation through the IGR Maharashtra Web Portal:

  1. Visit the Official Website of IGR Maharashtra.
  2. Scroll down to the Online Services Section.
  3. Click on e-ASR > Process.
  4. You will be taken to a new web page with a map of the state of Maharashtra. Here, click on the district where your property is located.
  5. Now, on the next page select the Taluk and then the Village where the property is located.
  6. The Annual State of Rates of the given village will be displayed on the screen and from here, you can find the true market of your property.

Calculate Stamp Duty

Property buyers in the state of Maharashtra can easily calculate the stamp duty on the IGR Maharashtra Web Portal. Here is how you can calculate the stamp duty:

  1. Visit the Official Website of IGR Maharashtra.
  2. Scroll down to the Online Services Section and click on the Stamp Duty Calculator option.
  3. On the new web page, click on the Sale Deed option.
  4. Now, select the jurisdiction from the following four options;
    • Municipal Corporation
    • Municipal Council
    • Cantonment
    • Gram Panchayat
  5. Now, enter the Consideration Amount and Market Value in the given fields and click on the Submit button.
  6.  The stamp duty amount is displayed on the screen.

IGR Maharashtra Stamp Duty Refund

According to the Maharashtra Stamp Act of 1958, the stamps purchased by citizens are refundable if:

  • The purpose of stamp use is canceled
  • The Stamp is overpaid
  • The Stamp is damaged before its use

The application for refund has to be submitted physically, in-person to the concerned Collector of Stamps for a refund of stamps within the time limit prescribed under the Maharashtra Stamp Act or to the concerned  Joint District Registrar for   Refund of Registration Fee (which is not utilized for registration of document) within 6 months from date of e-Payment along with the required documents which include:

  • Online information filling token.
  • Document with original stamp.
  • Stamp sale certificate/excerpt of stamp sales register.
  • If the stamp is purchased in person then the affidavit of the person
  • Invoice of the franchise stamp dealer
  • If an authorized person is applying for the refund then an authorized letter from the original owner who bought the stamp or certified copy of the power of attorney

Once you have applied for Stamp Duty Refund, you can check its status through the IGR Maharashtra Website. Here is how you can see the Stamp Duty Refund Status:

  1. Visit the Official Website of IGR Maharashtra.
  2. Scroll down to the Online Services Section.
  3. Click on Stamp Duty Refund > Process.
  4. On the next webpage, enter the Refund Token No., Password, and the Captcha Code in the given fields.
  5. Once you have entered the required details, click on the View Status button.
  6. The Stamp Duty Refund Status will be displayed on the screen.
