MahaBhulekh is an online land record portal by The Government of Maharashtra to obtain Digital Satbara 7/12 and 8A at bhulekh.mahabhumi.gov.in. This web portal is designed to facilitate the people of the state to obtain the land records easily without having to visit any government offices. Along with the 7/2 or satbara extract, the citizens of the state can also obtain land maps on the state.

What is a 7/12 or Satbara Document?

7/12 or Satbara Utara extract is a crucial document that gives complete details of a particular plot such as the name of the owner, survey number detail, liabilities on the plot, date of ownership, etc. The number 7 represents Form VII that contains information about the owners while the number 12 represents the form XII that contains information about agricultural features of the land.

A 7/12 extract is issued by the department of revenue through the tahsildar. A 7/12 extract contains the history of ownership of a plot and is important to check for past disputes on the land.   2. Now, select your region. The state is divided into 6 regions;

Registering a New Account

  1. Visit the Official Website of the Mahabhulekh Portal.
  2. Click on the Digitally Signed 7/12 button. You will be redirected to a new webpage.
  3. Here, click on the New User Registration if you don’t have an account.
  4. Register an account for yourself by providing the Personal Information, Address Information, and Login Information.
  5. After you type in all the information, your account will be successfully registered.

Logging into the account.

  1. Once you have registered an account for yourself, go to the Digital Satbara Portal.
  2. Type in the Login ID, Password, and Captcha Code.

  3. Click on the LogIn button.
  4. You will be now logged into your account.

Download Digitally Signed 7/12, 8a, Property Card Documents

Once logged in, make sure that you recharge your account to make payment for the digitally signed document.

  1. Now, select whether you want a digitally signed 7/12, 8a, or Property Card Document.
  2. Now, search for the 7/12 or 8a by typing in the District, Tehsil/Taluk, and Village. Also, enter the Survey Number.
  3. Click on the Send OTP button.
  4. You will receive an OTP on your mobile number. Enter the OTP in the given field and click on the Verify OTP button.
  5. The digitally signed 7/12, 8a, or Property Card Documents will be available for download and you can verify the signature through Adobe PDF Reader.

  2. Click on the Digitally Signed 7/12 button. You will be redirected to a new webpage.
  3. Now, select whether you want to verify 7/12, 8a, or Property Card.
  4. On the next page, enter the Verification Number and click on Submit.

  5. The 7/12, 8a or Property Card will be verified.
